Ipswich, Suffolk

Junction 56 is a brand new industrial and roadside development located on the edge of Ipswich with immediate access to the A14. The logistics space will comprise four high specification warehouses ranging in size from 25,000 sq ft to 75,000 sq ft. The roadside element will comprise a new petrol filling station with convenience store and EV charging, drive thru restaurant and dedicated lorry parking. Construction is due to commence in the latter part of 2021.

Norwich, Norfolk

Pigeon acquired a portfolio of freehold residential apartment blocks in 2015.  The properties were located in the popular Golden Triangle area of Norwich, and presented an opportunity to add value through refurbishment and new build development. Pigeon embarked on a rolling refurbishment program of the existing 63 apartments, and obtained planning for eight new build apartments which were then duly constructed.   All the properties were then individually sold on the open market to owner occupiers or buy to let investors over a four year period.

Cambridge South, Cambridgeshire

Pigeon was selected in 2014 jointly with Lands Improvement Holdings to promote 417 acres of land on the South side of Cambridge, in the ownership of Jesus College. The land lies within the green belt and has the potential to deliver a 115 acre science park and at least 1,250 dwellings, in close proximity to the Cambridge Biomedical Campus. The land is now being promoted through the Joint Local Plan for Cambridge and South Cambridgeshire.

Norwich, Norfolk

Pigeon acquired Broadland Gate in a JV with Ifield Group in 2016. The site comprises 48 acres of commercial development land at the intersection of the A47 and the new Norwich Distributor Road.  Site infrastructure has been constructed to make serviced plots available for sale or build opportunities for occupiers. Planning permission is granted for mixed commercial uses of 460,000 sq ft including retail, trade counter, car showroom and industrial.

Over 60% of the site has been sold or is under offer with national companies such as Lidl, Norfolk Constabulary, GRIDSERVE, McDonalds and Land Rover Jaguar.
