Planning Permission for new homes in Ixworth, Suffolk

On Wednesday 3 December, West Suffolk Council’s Development Control Committee approved Pigeon’s planning application for up to 160 new homes off Bardwell Road, Ixworth. This supports the ambitions set out within the adopted West Suffolk Local Plan.

This positive outcome follows several years of detailed engagement with officers, stakeholders and the local community, alongside rigorous design, technical and environmental assessment work. Throughout the process, Pigeon has remained committed to delivering a safe, sustainable and high-quality development that enhances the character of Ixworth and provides clear benefits for local people.

The approved scheme includes 40% affordable housing, ensuring a meaningful contribution towards local housing need, as well as extensive landscaping and ecological improvements designed to create an attractive, well-integrated and environmentally responsible place to live. The layout and transport strategy was carefully designed to take into consideration safe vehicle movement and support active travel.
