Having lived and worked in the Eastern Region for most of their lives, the Pigeon management team have an instinctive understanding of the regional market. Identified as one of the fastest growing economic regions in Europe, the Eastern Region provides access to a wealth of prime and core plus property opportunities. However, it is very often the network and contacts built up over many years which provide the key to unlock these assets for investment purposes.
Major infrastructure projects such as the development in East London for the 2012 Olympics, and improvements to the M1 and A11 routes are creating opportunities within the region. The current trend sees the business community migrating north from London up the M11 / A11 corridor towards Norwich, along the A12 towards Ipswich, and continuing the 30 year expansion of the M1 and A1 based communities. The ability for businesses to relocate to lower cost premises in the region drives the demand for employment land, established buildings, and the residential market.
Within the Eastern Region there are centres which continue to perform well even in difficult market conditions. Cambridge is a key example, with a well established technology base and the reputation bestowed by a world class University; the centre continues to grow and demand for business premises remains strong.
Pigeon’s objective is to utilise the knowledge of the region to provide opportunities for its investors. Asset management angles, which have not been considered by the business owners, often have potential to create value, including lease restructuring, funding possibilities, and sale and leaseback initiatives.
