This residential investment portfolio in Norwich consists of 63 apartments and was acquired in August 2015. All the properties are situated in a prime location within the “Golden Triangle” of Norwich. Built as staff accommodation for the former Norwich hospital, the apartments were let to individual tenants. There are various asset management opportunities across the portfolio including refurbishment and new build apartments. The sale of individual units to owner occupiers and investors commenced in 2016 and further units became available to purchase in 2017.

Part of the property consisted of an imposing Georgian office building which was sold in 2014.

Pigeon acquired a former car sales and commercial vehicle depot on the “Fiveways” roundabout, a major interchange on the A11 linking Suffolk and Norfolk. This five acre development site provides a mixed use road side service centre on the newly upgraded A11, which opened in December 2014.

Phase 1 of the development consists of a new petrol filling station let to Shell, and a new drive-thru restaurant let to McDonald’s. Construction is completed and trading began September 2015.

Phase 2 is currently occupied by a hand car wash and tyre and exhaust centre.

William van Cutsem

Investment Director

William is a co-founder of Pigeon and was formerly a member of the Savills investment team. As Investment Director he leads the investment activity for Pigeon where his role is to evaluate opportunities and provide the analytical expertise to build a secure and balanced portfolio for Pigeon's Investors. He is a member of the Partnership's Investment Committee.

Richard Stanton


Richard has a wide range of business experience gained from management roles in the property, financial and agricultural sectors. Having co-founded Pigeon, Richard has managed a series of successful property transactions, creating value from both development and investment opportunities. He identifies new business opportunities, manages a portfolio of projects, and is responsible for the day to day management of the Pigeon business.

William Stanton


William is a co-founder of Pigeon and was formerly a Board member of Savills (L&P) where he had overall responsibility for the Eastern Region. He has extensive knowledge and experience of the property markets, identifying opportunities and providing financial solutions to complex property matters.

Hugh French

Investment Manager

Hugh is a qualified Chartered Surveyor who has been employed by Pigeon since 2012. His principal roles are the management of various mixed use projects and identifying new opportunities. Prior to joining Pigeon, he worked in retail development for Churston Heard (now JLL) and with Fenn Wright undertaking various general practice work across the Eastern region.

Ben Guest

Investment Manager

Ben joined Pigeon in 2014 and is responsible for managing existing projects and the identification of new opportunities. Prior to joining Pigeon he worked for property developer Morston Assets, where he was responsible for various mixed use schemes across the country. He started his career at Savills where he advised landowners and developers across East Anglia.
